Is there a catch I'm missing?

No catch. Real second lien. Repay over 10 years or forgiven after 36 on-time payments. One thing to know: refinancing before forgiveness triggers repayment. Your loan officer covers this before you close.

What if I have a hard month financially?

On the forgivable option, your monthly payment on the second lien is zero. The only obligation is keeping your first mortgage current, same as any FHA buyer. A tough month affects your first mortgage payment, not an extra one.

What if I sell or move in a few years?

If you sell before the 36-payment mark, the second lien gets paid off at closing from your equity, same as any lien on title. You won't owe money you don't have. It resolves from the sale proceeds. You're not locked in.

No. First-time buyers are welcome but not required. Haven't owned in 3+ years? You qualify as a first-time buyer here. Even recent homeowners may be eligible for the repayable option.
49 states. New York is excluded. A few states have minor restrictions. Ask your loan officer about availability in your specific area.
Refinancing the first mortgage before the 36-payment milestone triggers repayment of the second lien and it permanently loses forgivable status. After 36 payments, refinancing is fine. Your loan officer covers this before you close.
Yes. Gift funds from family members, employers, close friends, or charitable organizations are acceptable. Standard documentation applies.
Most purchases go from first conversation to close in 25 to 35 business days. Both loans close at the same time. No extra timeline from the second lien.
The minimum is 640. Firm. But 620 to 640 is a short distance. A rapid rescore on specific accounts can sometimes close that gap in 30 to 60 days. Ask us. We'll look at your report and give you a realistic timeline at no charge.
